
Our Renovation Journey – What To Expect (Residential Projects)
Renovating a home can feel overwhelming, especially for homeowners going through the process for the first time. At JM & Sons, we try to keep the journey as transparent and straightforward as possible so that homeowners know exactly what to expect.

Step 1
Initial Enquiry
All enquiries will first be handled by our sales coordinator, who will gather some basic information before assigning a sales consultant to you.
During this stage, we will typically ask for:
• Type of property (BTO / HDB Resale / private)
• Proposed renovation timeline
• Estimated budget range
• Design theme or ideas
• Preliminary scope of work
• Appointment availability
This helps us understand your needs and prepare for the consultation
Step 2
Consultation Appointment
We strongly recommend conducting the first meeting at our office whenever possible. Having the discussion in a proper meeting environment allows both parties to sit down comfortably, review ideas and discuss the renovation in detail.
While home visits may sometimes be required later in the process, initial discussions tend to be much more productive when done in a proper setting rather than at home, where the environment may not always be conducive for detailed planning.
After the consultation, two possible scenarios may take place
Scenario 1 – Direct Quotation
For homeowners who already have a clear idea of what they want, our sales consultant will prepare a quotation based on the discussion and agreed scope of work after the meeting. This is the most common route taken by homeowners who already have a design direction or renovation plan in mind.
Scenario 2 – Interior Design Planning (Optional)
For homeowners who may have additional budget and luxury of time but are unsure about the design direction of their home, we also offer interior design services at a nominal fee.
Our design team consists of trained interior designers and design graduates who can assist homeowners with:
• Mood boards and design themes
• 3D visual renderings
• Colour coordination
• Tile, laminates, furniture and material selection
• Space planning and layout ideas
This service is especially helpful for homeowners who feel undecided about how they want their home to look. Once the design is finalized, our sales consultant will then prepare the quotation based on the approved design and scope of works.
As JM & Sons primarily operates as a direct contractor rather than a traditional interior design firm, our designers are mainly involved in supporting our commercial design-and-build projects.
However, due to requests from homeowners who require additional design guidance, we have extended the availability of our designers to assist residential clients as well. As our designers work closely with each project, each designer can only take up a limited number of clients at one time and homeowners who require design services are therefore encouraged to plan and book early.


Step 3
Our Quotation – Transparency Matters
Our quotations are known to be extremely detailed and transparent.
In fact, some renovation quotations for larger projects can run into 20-25 pages. While this may seem lengthy, we believe in listing down every detail clearly so that homeowners know exactly what they are paying for.
Many clients later appreciate this level of detail, because it minimizes any future misunderstandings and prevents disputes during the renovation process.
We always encourage homeowners to read through the quotation carefully and clarify anything they are unsure of. The clearer everything is at the beginning, the smoother the renovation journey will be.
Step 4
Project Execution / Renovation Timeline
Once the quotation is confirmed and the deposit payment is made, the project will be handed over to our operations team.
Our operations team will prepare a project timeline and work schedule so homeowners can have a clear overview of the renovation stages and expected progress throughout the project. Each project will be assigned individual site project coordinators who will oversee the day-to-day renovation works including scheduling of works, coordination of workers and the different trades, daily updates and communications with homeowners.
Renovation Timeline
For a full house renovation (4-RM or 5-RM Resale HDB), the typical renovation timeline is around 3 to 4 months.
We intentionally provide a slightly longer estimated timeline in order to manage expectations properly. Renovation works involve many factors that are beyond our control such as the materials lead time / delays, changes to the initial designs, site issues that are unforeseeable, authority approvals, Karen neighbors complaints etc
By setting a realistic timeline, we aim to avoid unnecessary pressure and ensure the work is completed properly. For partial renovations, such as kitchen renovations with two bathrooms, the timeline will generally be shorter.
Homeowners should also be cautious when contractors or IDs promise to complete full renovations within 1–2 months as this is usually unrealistic unless the project is extremely simple or expedited at a premium cost.
